Opportunistic Investment in the Prime Lisbon Market
A rare Portugal real estate investment: a 120 m² four-bedroom apartment in prime central Lisbon, offered off-market.
That is the best way to describe this apartment, set in the heart of Lisbon, looking out over the emblematic Marquês de Pombal just 50 meters away.

Target Apartment
Rua Camilo Castelo Branco, 22.
Lisbon residential values have compounded for more than a decade, and the last twelve months added a further 2.11% in Santo António — growth now driven by scarce stock in the historic centre rather than by new supply. Rua Camilo Castelo Branco sits inside that scarcity: no active listings on the street itself.
Two blocks away, the prime axis prices in a different league. Avenida da Liberdade trades as Lisbon's trophy address, with refurbished and new-build apartments from roughly €10,000/m² and upwards, while Rua Castilho and the surrounding Amoreiras corridor sit in the €7,500–€9,500/m² band, supported by international buyers and the office and hotel demand of the Marquês de Pombal ring.
This apartment is acquired at a classic-stock price inside a prime-adjacent postcode — the same walking radius, at roughly half the per-square-metre level. The gap between €5,700/m² here and €10,000/m² on Liberdade or 7,500–€9,500/m² band referenced by side streets such as Rua Castilho, Rua Rodrigo da Fonseca, and of course Rua Camilo Castelo Branco, is the repositioning spread: restoration and modern finishings, no land risk, no planning risk.

The history of the street
A name written into Portuguese literature.
Rua Camilo Castelo Branco honours the 19th-century novelist Camilo Castelo Branco, a defining voice in Portuguese literature and the first Lusophone author to live solely from writing.
Around the corner, at nº 4, stands the Igreja do Sagrado Coração de Jesus. Built 1962–1967 and inaugurated on 25 June 1970, it was designed by architects Nuno Portas and Nuno Teotónio Pereira in a bold Brutalist language of exposed concrete and glass. Rather than sitting as an isolated object, the church weaves into the city block: a central adro links Rua Camilo Castelo Branco to Rua de Santa Marta, while the interior unfolds across overlapping platforms — nave, crypt, galleries and balconies — centred on the sanctuary and baptistery.
The project won first prize in its competition and was awarded the Prémio Valmor in 1975; it was classified as a national monument in 2010. The church also houses a pipe organ built by Alfred E. Davies & Son of Northampton.

“Lisbon still trades at a 45% discount to Madrid on a per-square-metre basis, with stronger rental yields. That gap is closing — the question is who owns the stock while it does.”
